We are looking for a Project Manager to manage development and construction of energy efficiency (HVAC and lighting) projects in commercial buildings. This is a mid-level position focused on project management.
In this role, you will be responsible for shepherding projects through construction; you will also ensure pre- and post-construction engineering and analytics activities are tightly coordinated with project delivery needs. You will be responsible for the project management and construction management function at Gridium, including developing our in-house project management capabilities and working with Owners, subcontractors, accounting and our Gridium engineers to deliver projects.
Essential Duties and Responsibilities:
Prepare bids and job quotes for projects; gather bids and quotes from subcontractors
Manage construction projects, including customer relationships
Execute and manage terms of project contracts
Make sure a complete scope of work is defined
Monitor project budgets and labor costs
Monitor and prepare project schedules with milestone deadlines to be achieved
Review, analyze and make recommendations on project change orders
Estimate/price change orders as required
Prepare documents for billing purposes and coordinate with finance personnel to ensure payments are received and made in a timely manner
Maintain regular communication and collaboration
Spend time on assigned job sites
Prepare and manage communications with sub-contractors and Owners
Provide leadership to positively influence change; recommend methods and/or improvements based on project needs and resource capabilities
Author safety plan, operating policies and construction procedures for Gridium
Ensure job site employees maintain a safe work environment
Requirements
To perform this job successfully, you should have 5-7 years construction work-related experience and/or a bachelor’s degree in Mechanical Engineering or Construction Management, and be able to perform each essential duty satisfactorily.
You should have:
Experience retrofitting / upgrading existing commercial buildings’ HVAC and electrical systems
Design-bid-build experience working for a General Contractor
Working knowledge of California Building Codes including Tile 24
Experience evaluating and negotiating construction contracts and change orders
Facility with Excel and Google Sheets to be able to build and error-check simple financial models; experience with Bluebeam and MS Project
Experience and ability working with in-house and external design engineering teams to scope and deliver projects
Ability to manage projects independently with little supervision
Ability to create and maintain a team approach to problem solving
Ability to effectively communicate verbally and in writing
Experience reviewing contract drawings and specifications for accuracy, constructability and completeness
Interest in wearing multiple hats and working on a broad range of problems as a member of a small team in a fast-moving environment
Experience and ability organizing a team to deliver a project on time and on budget
Bachelor's degree required
Candidates must reside in the San Francisco Bay Area and have the legal right to work in the United States.
