Our energy efficiency retrofit and solar projects help people run commercial buildings better, at lower cost, using less energy.We are looking for a Project Manager to manage development and construction of energy efficiency (HVAC and lighting) projects in commercial buildings. This is a mid-level position focused on project management.In this role, you will be responsible for shepherding projects through construction; you will also ensure pre- and post-construction engineering and analytics activities are tightly coordinated with project delivery needs. You will be responsible for the project management and construction management function at Gridium, including developing our in-house project management capabilities and working with Owners, subcontractors, accounting and our Gridium engineers to deliver projects. Essential Duties and Responsibilities: <ul> <li>Prepare bids and job quotes for projects; gather bids and quotes from subcontractors</li> <li>Manage construction projects, including customer relationships</li> <li>Execute and manage terms of project contracts</li> <li>Make sure a complete scope of work is defined</li> <li>Monitor project budgets and labor costs</li> <li>Monitor and prepare project schedules with milestone deadlines to be achieved</li> <li>Review, analyze and make recommendations on project change orders</li> <li>Estimate/price change orders as required</li> <li>Prepare documents for billing purposes and coordinate with finance personnel to ensure payments are received and made in a timely manner</li> <li>Maintain regular communication and collaboration</li> <li>Spend time on assigned job sites</li> <li>Prepare and manage communications with sub-contractors and Owners</li> <li>Provide leadership to positively influence change; recommend methods and/or improvements based on project needs and resource capabilities</li> <li>Author safety plan, operating policies and construction procedures for Gridium</li> <li>Ensure job site employees maintain a safe work environment</li> </ul>RequirementsTo perform this job successfully, you should have 5-7 years construction work-related experience and/or a bachelor’s degree in Mechanical Engineering or Construction Management, and be able to perform each essential duty satisfactorily. You should have: <ul> <li>Experience retrofitting / upgrading existing commercial buildings’ HVAC and electrical systems</li> <li>Design-bid-build experience working for a General Contractor</li> <li>Working knowledge of California Building Codes including Tile 24</li> <li>Experience evaluating and negotiating construction contracts and change orders</li> <li>Facility with Excel and Google Sheets to be able to build and error-check simple financial models; experience with Bluebeam and MS Project</li> <li>Experience and ability working with in-house and external design engineering teams to scope and deliver projects</li> <li>Ability to manage projects independently with little supervision</li> <li>Ability to create and maintain a team approach to problem solving</li> <li>Ability to effectively communicate verbally and in writing</li> <li>Experience reviewing contract drawings and specifications for accuracy, constructability and completeness</li> <li>Interest in wearing multiple hats and working on a broad range of problems as a member of a small team in a fast-moving environment</li> <li>Experience and ability organizing a team to deliver a project on time and on budget</li> <li>Bachelor's degree required</li> </ul> Candidates must reside in the San Francisco Bay Area and have the legal right to work in the United States.
