Our Opportunity
Exponent is currently seeking a Senior Facilities Specialist, who will be based in the Boston, MA Area, to plan or coordinate activities concerned with the construction and maintenance of structures, facilities, and systems. The individual in this position will be responsible for project, construction, and facilities coordination of long-term leased facilities in the Boston Area. The individual in this position will have the opportunity to implement and maintain a range of facilities related programs and initiatives, and coordinate the resources needed to maintain existing programs as required.
You will be responsible for
- At company-owned properties, performing daily grounds, maintenance, and operations rounds/checks of mechanical equipment, sprinkler systems, lighting, tenant areas, and common areas of the property and building.
- Providing facilities support at leased properties in identifying maintenance issues reported by Exponent staff, submitting work orders to building management, and following up to make certain the issue has been resolved.
- Identifying building maintenance needs, prioritizing work, and taking corrective actions to include coordination with a repair person for larger items that need to be addressed.
- Performing a full range of skilled building maintenance for extended periods of time.
- Scheduling and coordinating the repair and maintenance of a variety of mechanical equipment.
- Verifying that maintenance has been performed according to the manufacturer’s recommended procedures and maintaining records of all maintenance performed.
- Managing requests from employees and tenants as needed, documenting and tracking requests.
- Supervising contractors, vendors, and materialmen. This includes overseeing the work of individuals performing unskilled and semi-skilled maintenance tasks such as cleaning, painting, grounds maintenance, and other tasks.
- Reading and interpreting sketches, drawings, diagrams, and electronic drawings.
- Controlling project quality and ensuring compliance with client’s standards and government requirements.
- Coordinating close out of construction projects and all necessary record drawings.
- Developing preventive maintenance programs in the areas of plumbing, carpentry, painting, plastering, electrical, HVAC, furniture, corporate, site and building security, and building life safety and fire protection systems.
- Working with Safety Department to maintain company-wide programs in environmental health and safety management to ensure employee safety and compliance with applicable federal, state, and local regulations.
- Maintaining multi-facility historical service records and construction prints/records.
- Providing assistance in the development and documentation of Facility SOPs (standard operating procedures).
- Performing minor moving and relocation of furniture and equipment.
- Requiring supplies and materials to complete construction projects.
- Taking action to deal with the results of delays, bad weather, or emergencies at the construction site.
- Conferring with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.
- Performing daily grounds, maintenance, and operations rounds/checks of mechanical equipment, sprinkler systems, lighting, tenant areas, and common areas of the property and building.
You will have the following skills and qualifications
- Bachelor’s degree or equivalent work experience in the construction/project/facilities field.
- Minimum of 5 years industry experience in construction/construction projection management/facility management or related field
- Must have strong computer skills in desktop applications such as AutoCAD, Word, Excel, PowerPoint, and Access
- Must have excellent interpersonal, organizational, and written and verbal communication skills,
- Must be detail-oriented, able to excel under pressure, and demonstrate strength, flexibility, and promptness in dealing with changes and unanticipated challenges in a corporate environment.
- Must be able to prioritize workload and work independently.
- Must be a self-starter, have initiative, and be able to thrive in a dynamic environment.
- Must be willing to travel to Midwest and East Coast regions as required up to 20% of the time.
- Knowledge of buildings and structures issues, architectural design, electrical, mechanical, and electronic communication systems, and knowledge of the federal, state, and local building and safety codes and regulations with a focus on deploying and supporting effective corporate solutions in a cost-conscious environment.
- Ability to design and implement facilities solutions based on business requirements.
- Strong attention to detail and organization skills.
- Ability to work well in a fast-paced technical and professional office environment.
- Lift up to 50 pounds above the waist and carry heavy objects.
- Must have proof of a valid driver’s license and be insurable under the company’s liability policy.
