Responsibilities

Job Purpose

This position will have responsibility for assisting in Pattern’s real estate acquisition efforts including but not limited to engaging and meeting with landowners and other key stakeholders to negotiate real estate agreements, and working as a liaison between landowners and stakeholders and the development, construction and operations teams.

 

This job reports to the Land Director.     

 

Key Accountabilities

  • Meet with landowners and stakeholders to negotiate and secure the various types of real estate agreements necessary to develop, construct and operate Pattern’s renewable energy projects.
  • Negotiate all agreements staying within approved budgets and using approved forms provided by management and legal.
  • Coordinate and, at times, help supervise agents from right-of-way acquisition companies and other land-related vendors, such as appraisal, survey and title companies as needed.
  • Maintain and establish reports and notes tracking landowner feedback and summarizing meetings.
  • Coordinate with Land Administration to ensure the accurate and timely payment of all real estate payments.
  • Assist landowners in providing updated contact information and change of ownership to the Land Administration team.
  • Coordinate with Legal regarding any requested changes to approved forms.
  • Coordinate with Development, Legal, Environmental and Engineering teams, as applicable, throughout the negotiation and acquisition process.
  • Coordinate with and support the Construction and Operations teams in any necessary landowner notice, feedback, requirements or conflicts that arise during construction and operations.
  • Work with all Pattern teams in ensuring strong and positive landowner relationships and communication during the lifetime of Pattern’s projects.
  • Become proficient in the land management software being utilized for each project.

Qualifications

Experience/Qualifications/Education Required

Bachelor’s degree or higher in a real estate field is preferred.

 

Required Work Experience

  • Minimum 7 years’ experience in the energy or real estate business with a proven track record of acquiring land.
  • Proven record in negotiating, and closing upon agreeable terms, arms’ length transactions with landowners and stakeholders
  • Strong speaking, listening, communication and mediation skills.
  • Familiarity with real estate contract terms and conditions and ability to quickly read and explain key provisions.
  • Excellent organizational skills.
  • Ability to project a positive image of the company and cultivate and maintain positive relationships with landowners.
  • Familiarity with relevant technology and tools such as GIS and land management database systems.

Additional Requirements

  • Ability to work independently and within require parameters in the field
  • Willingness to travel frequently

 

The expected starting pay range for this role is $45.00 - $65.00 hourly USD. This range is an estimate and hourly pay may be above or below the ranges based on several factors including but not limited to location, work experience, certifications, and education.
