Salary Range:                  $90,000-$125,000 (depending on background and experience)

Position Objective:

The Manager, Commercial Real Estate role consists of working directly with the development team to understand, identify, and secure optimal commercial and industrial (C&I) sites, including rooftops and brownfields, in order to cultivate a pipeline of viable, competitive solar sites to support our work throughout the US, with a specific focus on community solar markets in Illinois and Maryland. This role works with property owners, real estate brokers, internal employees, legal counsel, utilities, due diligence teams, surveyors, and title professionals to develop consistent, bankable, and insurable solar energy projects.

Responsibilities:

  • Leading the identification and acquisition of C&I solar energy sites through lease and purchase agreements.
  • Leading negotiation with landowners on key financial and commercial terms to achieve site control agreement execution.
  • Developing relationships with key real estate agent, property owners, and property managers to generate ongoing and/or repeat site acquisition partnerships and agreements.
  • Leading the identification and negotiation of non-solar commercial tenants, and identifying and implementing non-solar property developments and improvements OneEnergy may wish to pursue to increase non-solar revenues on such properties.
  • Managing OneEnergy-owned commercial real estate including contracting and coordinating with real estate agents, property owners, property managers, and tenants.
  • Supporting project development strategy creation in cooperation with development, engineering, and finance teams.
  • Assisting with the clearance of challenging title issues and complex legal description issues, coordinating with legal counsel, title professionals, real estate team members, project developers, and landowners.
  • Providing support with recording legal documents.
  • Communicating the status of real estate matters to internal and external partners.
  • Traveling to project sites, county courthouses, and landowner residences as necessary to help in clearing contracting, real estate easement, and/or title challenges.
  • Maintaining long term relationships with key property owners and tenants through multi-year development timelines.

    

Requirements:

  • 2+ years of experience working in renewable energy, real estate, sales (business development), or law, with a specific focus on commercial real estate transactions and/or tenant management      
  • Preferred knowledge and experience in the Illinois and/or Maryland commercial real estate market.
  • Excellent verbal/written communication and presentation skills.
  • Organizational capacity to manage multiple contract negotiations and projects simultaneously.
  • Creative problem-solving skills and ability to self-motivate and execute and deliver under pressure.
  • Demonstrated ability to build relationships and interface effectively with cross-functional employee groups and external stakeholders.
  • Experience in Microsoft Office/Office 365, Google Apps, Salesforce, and database management.
  • Ability to travel and access sites of varying terrain. Position requires frequent travel, up to 1-2 weeks per month or about 20% of working time; must carry an active driver’s license with acceptable driving record.
