What you will be responsible for:
We are looking for an experienced and highly motivated, dynamic leader and construction management professional to join Aro Homes as our Director of Land/Project Development. This is a critical role for Aro Homes as we scale to building dozens of homes per quarter in the Peninsula/South Bay Area. This role will be an integral part of Site Operations and report to the Co-CEO. The Director of Land/Project Development will be responsible for defining and implementing strategies to accelerate entitlement, pre-con activities, construction timelines, building and inspiring a team of Development Managers, and developing processes and tools to increase efficiency and reduce costs. The Project Development team will work closely with various teams in Aro and be responsible for project feasibility, pre-construction activity, plan checking, entitlement and permitting, and obtaining state, city or county approvals for all development activity. 


What You’ll Do:

  • Ensure a culture of safety in the Project Development team and in collaboration with internal and external partners – site teams, consultants, subs etc.
  • Define and implement strategies to streamline entitlement, utilities and other Project Development processes.
  • Relentless focus on increasing speed and removing inefficiency while reducing cost.
  • Build a team and capabilities to scale our Project Development efforts to dozens of homes per quarter.
  • Develop and manage project specific timelines, budgets, and resources to ensure successful project completion.
  • Hire and lead a highly effective Project Development team, fostering a collaborative, results-driven environment of continuous improvement.
  • Establish and maintain strong relationships with jurisdictional authorities and utilities (PG&E) to expedite permitting and compliance processes.
  • Implement and optimize processes and tools to improve project efficiency and reduce costs – from permit submission to pre-con to site prep, deconstruction/demo, horizontal construction, all the way to close out and beyond.
  • Ensure all projects adhere to company standards, building codes, and regulatory requirements.
  • Collaborate and communicate effectively with stakeholders, including customers, consultants, subs, and internal teams, to ensure efficiency and alignment.
  • Create systems and tools that provide clear and consistent status visibility and that provide early and effective issue identification.

Skills & Qualifications:

  • 7-10+ years of experience in single-family residential project management. 
  • Proven track record of successfully managing multiple residential construction projects simultaneously from start to finish. 
  • Strong experience in understanding building plans, drawings, design, landscaping, civil and other related fields. 
  • Extensive knowledge of jurisdictional and permitting processes. 
  • Excellent leadership and team-building skills. 
  • Highly process-oriented with a focus on efficiency and cost reduction. 
  • Exceptional written and verbal communication skills. 
  • Ability to work collaboratively with a diverse range of stakeholders. 
  • Strong problem-solving skills and attention to detail. 
  • A strong drive for continuous improvement and learning. 
  • Experience in coordinating the logistics of modular home assembly projects, including site preparation, transportation scheduling, and on-site module placement is desired. 
  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field a plus.
