What you will be responsible for: 
We are looking for an experienced and highly capable residential construction Project Planner to join our dynamic team.  The Project Planner will play a critical role in ensuring that the right work is being done by the right resources at the right time to ensure the success of construction operations.  This role involves strategizing, implementing, and overseeing initiatives aimed at optimizing upstream and field execution and improving productivity across multiple single-family construction projects in a region. The ideal candidate will bring a wealth of hands-on experience in single-family construction, a proven track record of managing multiple projects simultaneously, and exceptional leadership and communication skills. The right candidate for this role will be excited about working with a cross functional team to build beautiful, environmentally friendly homes more efficiently and quickly than how it is done today. This critical position will also be responsible for building a culture of continuous improvement and efficiency in our site construction operations and for forging strong, collaborative relationships with key internal and external functions. This role will include time each week on-site. 


What You'll Do:

  • Develop detailed project plans for simultaneous execution of multiple single-family construction projects.
  • Provide input to design, manufacturing and procurement regarding, design, sequencing, documentation, quality and timing to ensure project and site team success.
  • Develop and manage Installation Work Packages (IWPs), Schedules & Budgets to support field execution.
  • Ensure timely issuance of IWPs by coordinating with engineering, procurement, and construction personnel.
  • Work closely with site team and other stakeholders to ensure projects are on schedule, within budget, and to the highest quality standards. Provide essential coordination between various departments to support timely and efficient project execution.
  • Utilize Lean construction principles to enhance efficiency and minimize waste. Support Site & Development teams in managing schedules and budgets and adjusting based on project changes and shifts in priority to ensure optimal performance.
  • Work with team members to establish KPI's and systems to identify and resolve issues early, and ultimately meet project deadlines.
  • Develop, implement and improve systems for managing work and achieving cost and schedule targets.
  • Gather feedback, data and input to regularly identify opportunities to increase efficiency, decrease cost, or drive overall improvement.  Plan and lead implementation of these changes.
  • Design and implement training programs to enhance the skills and knowledge of existing employees, enabling them to perform their roles more effectively, specifically around Advanced Work Packaging techniques.
  • Monitor industry advancements and trends to ensure systems, practices and procedures enable us to exceed industry best practices.
  • Foster a positive and collaborative work culture among on and off-site teams and subcontractors. 
  • Troubleshoot and resolve on-site challenges, making decisions that align with project objectives while coaching and training others along the way. 
  • Communicate effectively with project stakeholders. 
  • Implement processes to consistently bring field and construction feedback to the Design, Manufacturing and Procurement teams; drive continuous improvement. 
  • Prepare comprehensive project documentation, including status reports and final project reviews, to ensure all project details are accurately recorded and compliant with industry standards. 
  • Travel around the Bay Area Peninsula and South Bay required.

Skills & Qualifications:

  • Growth mindset.
  • Considerable experience in on-site construction.  Ability to read plans, understand required site sequencing and constraints, and provide input to improve design and site flow/logistics.
  • Effective project manager.  Experience developing, maintaining and improving CPM (Critical Path Methodology) Schedules, as well as setting and managing budgets and cost targets.  Demonstrated ability to identify critical blockers, bring team members together, and get issued resolved to keep the team moving forward.  Quickly.
  • Clear systems fluency.  Experience in one of more of the following systems:  Bluebeam, Smartsheet, P6, Primavera Cloud, Procore.  Ability to pick up a new system and become proficient quickly and independently, as well as identify opportunities to make systems (and their supporting processes) better.  Demonstrated systems thinking. 
  • Strong leadership skills. 
  • Excellent communication and interpersonal skills. 
  • 5 years of professional experience.
  • Strong bias for action. 
  • Familiarity with Lean construction principles is a significant plus.  
  • Familiarity with Advanced Work Packaging and/or Takt planning is also a significant plus.
