A day in the life

As a VP, Investment Officer within our West Region, you can expect to handle all capital deployment activities including acquisitions, redevelopment, and development of industrial product. You will play a key role in driving investment strategy, activity, and growth in the marketplace for Prologis. Our investment officers are critical to the ongoing future growth of our business. Having a background in setting an investment strategy and leading the origination, underwriting and execution of industrial property acquisitions and developments is critical for success on day one. This role will play a pivotal role in opening our new Vancouver, BC office, with a focus on Western Canadian markets.

Key responsibilities include:

  • Partnering with the West Region Head of Capital Deployment, our VP, Toronto Investment Officer, and multiple members of the Deployment and Development teams to drive deal flow by directly identifying new capital deployment opportunities (includes green-field land acquisition and development, value-add redevelopments, portfolio and single asset acquisitions of industrial buildings and support M&A and entity investments).
  • Leverage existing professional relationships and develop new strategic contacts to generate business opportunities with potential real estate partners, private sellers, brokers, investment bankers, owners, developers, consultants, and high net-worth individuals.
  • Identify and present new investment opportunities to the West Region Head of Capital Deployment and Senior Leadership as well as Prologis Investment Committee.
  • Ability to identify, anticipate, communicate, and capitalize on market trends to bring industry leading returns to Prologis.
  • Develop comprehensive knowledge of all company’s assets, strategy, processes and systems.
  • Collaborate with Prologis’ Customer Led Development and Customer Led Solutions teams, ensuring top tier local service for our global customer base.
  • Build, communicate, supervise and execute the vision, strategy and annual business plan for the market.
  • Establish and grow Prologis’ position as an industry leader within the Vancouver market, fortifying a national brand identity as Canada’s premier industrial developer.
  • Be on the forefront of developments within the market and industry.  Assess market opportunities, capabilities and competitive threats.

Required:

  • 10+ year track record of acquiring, securing entitlements and developing commercial real estate with a focus on industrial properties.
  • Broad industry experience in development, acquisitions, entitlements and rezoning process, project management and leasing.
  • Strong background in underwriting industrial acquisitions, including value add opportunities with a proven track record of value creation.
  • In depth understanding of development pro forma modeling, general construction process and pricing, redevelopment, environmentally challenged properties, and entitlement processing.
  • Background in negotiating PSAs, leases, development agreements and reporting on project performance.
  • Travel expectation 20%-40%.
  • Lease transaction management experience and proven track record of leasing success.
  • Strong customer orientation, excellent social skills (both verbal and written).

Preferred:

  • Bachelor’s degree from a four-year college or university.
  • 3+ years covering one or more of the following markets: Vancouver, BC (must) and Calgary, AB (advantageous).
  • Real estate license in Province of British Columbia.  Experience hiring, managing and growing team members.
  • Strong network of industry leading contacts, across multiple Canadian markets (attorneys, brokers, developers, private and institutional investors, etc.).

Hiring Salary Range of: $197,000 – 295,000 CAD. Salary and whole compensation package (bonus target & LTI (Long Term Incentives)) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
